How The Hotel Seller Can Speed Up The Sale
The owner / seller of a hotel can shorten the time period of the sales process by preparing some key documents and performing some basic maintenance. These documents will be requested by any serious real estate or hotel investor so it is in the owner’s best interest to gather all important documents and information. The most important selling tips for a hotel owner are below.
Property Appearance
– a little sprucing-up will go a long way; minor repairs don’t cost much; upgrade the landscaping if possible; get rid of trash, clutter, and any unsightly items; clean the property
Bank Statements
– confirming bank deposits is a key step in due diligence; at least a one year history should be provided but two and three year histories are better
Financial Statements
– properly prepared financial statements are important; hotel buyers and investors prefer statements prepared by certified public accountants
Permits/Licenses/Certifications
– all necessary local and state requirements should be up to date and clearly documented; should any be missing then it is better to start early for replacements
